It can't go on forever, it has to pop at some point. We're very grateful for the positions we're in, especially when looking at the mess my dad and step are in. When some rents go up here, it's not just a $100 or so increase, it increases by hundereds of dollars in some areas. Feel extra bad for the young people and older people.
We're taking a drive to the other side of town for some thrifting today. Hopefully it'll be worth while with gas prices what they are.

Houses in our development are still selling like hotcakes. Less than 3 days. I can tell which ones may be coming up for sale as contractors are there painting and doing landscaping. It is unbelievable.

I have a full MIL apartment in my basement, we have even entertained the idea of combining households eventually but we are not ready for that yet either. If it has a separate entrance from the rest of your house, have you thought about renting it out? Sunny and hot here today, but only 97 so it's bearable.

If I needed to I could, separate entrance, separate driveway and separate locks. I had someone live down there and hated having extra people in the house. It is my exercise area for now but it is always an option if necessary.

I am with you
No way, even with separate everything, I wouldn't want somebody living in my house unless it was somebody I knew extremely well and trusted.
Not even considering physical safety but you just never know what stupidity people will pull off. One turned over candle and your house goes up in flames. One stove burner left untended and your house goes up in flames.

Real estate is crazy is here too. We have always had rather affordable real estate - 5 years ago you could build a brand new, albeit cookie cutter house, in the burbs for 175K. Our property taxes have always been high though. Our house has appreciated about 100K or so since we bought 5 years ago. Any house that goes on the market sells in a few days time max and even a shack gets multiple offers.
Our tax levies are very high though - we pay over 3K a year in property taxes for a home valued under 300K. All the new build houses have tax levies so high you are generally paying 7K plus a year in property taxes. Our apartment rents have also skyrocketed. Just out of curiosity a few weeks ago, I checked rent prices for the apartment complex DH and I lived in before we bought this house. The 1 bedroom apartment with the layout we had is now more than what our current mortgage payment is. I don't know where they expect people to live!

Friend of my son's just signed a contract on a new apartment building being built in the DC suburbs, his rent for less than 800sq is $3000 a month includes no utilities. The prices are even more nuts the closer you get to DC and Baltimore. I am about 45 minutes away with no traffic, they are about 20 to 25 minutes closer.

And our property taxes are SUPER high even with a homestead exemption we paid just over 6K last year when our appraised value was $340,000 ish. However I did read that since we have no state income tax, we pay higher property taxes. But not every county in TX is as high as ours. It's crazy

It's crazy I've been house hunting online and the only counties in TX that I can afford are rural areas with no decent services to speak of (bus, senior services, public services, etc). Even the formerly "affordable" Texas cities have become more expensive. San Antonio prices and taxes have jumped significantly, with an increase of 20.5% from last year and by 59% over the last 5 years. El Paso home prices increased 17.7% just over last year. Rents are just as bad. Either you have a total dump with code violations, a new luxury-built complex, or one that has been sold to new investors, remodeled, and rents hiked. I'm looking at a rent of at least $1150 when my lease is up for renewal in November, and I'm in a one bedroom. If I want to buy, I may have to move to yet another state.

The house across the street and 3 houses down recently sold for $280,000.
The buyers are in the process of a request for a complete tear down of the house so basically they paid that much money just for the ground. It is not that big of a lot either. After demolition costs, they will be in for probably close to $300,000 and they haven't even started building the house.

Well, I do have a sister who lives in DC LOL. But no matter where I live, the kitties are 100% indoors, or at the least, a screened in area like a porch. No free roaming for my crew.

I have a screened in porch, lol. We can connect it to the MIL suite so they can come and go as they please. I am all about spoiling and keeping the animals happy, birds and dogs here. I just made my sunroom into Nala's room.

Oh lord. That would be worth putting up with snow, to have a screened patio that was kitty friendly. My rentals in Tampa had big screened patios and it was DIVINE. Hootie and I both loved it!

Fire is one of my biggest fears, I am over the top on unplugging, turning off and never any candles. Birds cannot do the fragrance so that is a good enough reason to not have any oil plugins or candles.

Property taxes is why beggaring one's self to pay off the mortgage instead of investing any 'extra' money really screws some people up. They end up with no savings and a $7000 property tax payment landing on them. We had a cheap 15-year re-fi on our house and there was no way we were paying that sucker off earlier than the seven years we had in the contract. The rest was invested. Housing market here is insane, also. People are thrilled to get a basement room in somebody's house for $800/mo - I know of people who PAY to sleep on someone's couch!

They are selling the small houses here that they tear down for $350,000 and up. Then a builder comes in and builds a HUGE (4,000+ sq ft) house and lists for a million or more

The guy that bought the house/lot here is a spec builder and he came up with the most godawful design that does not fit in the neighborhood at all. Neighbors went to the Architectural Review Board meeting and gave our say about the house. The Board voted 5 to 1 to not approve the design. He was offered to come back to the Board with a modified design or proceed to the City Council.
He chose City Council and we showed up there. The CC also did not grant approval for his design and gave him a 90 day period to work with neighbors. So, we go back at the end of July for another CC meeting where they can either give him another 90 day delay or give him the permits to proceed.
He has already said that he will not change the design. At least we are giving him a hard time and every day that goes buy will cost him more to build that house what with materials at a premium here now. Several houses already in the building process have been slowed down because the materials are not here to finish. Plus rising interest rates are not on his side. Neither will the neighbors be as we will be reporting him to the city for any step out of line that the construction crew makes. The house will eventually be built but his life will be hell while it is happening.

It’s been my experience that the developer’s first plan is always outrageous, and they’re well aware that the final, approved plan will be scaled back.
Sorry you’re having to go through all of this, Kritter. It’s a long, aggravating process.

Housing is crazy here also. Being near a tourist area (Sedona) has created a real mess with resorts having a shortage of employees. Potential employees can't afford to live even in nearby towns.
At least one resort recently purchased an apartment complex where I live (15 miles away) and are kicking out tennants so they can move in their employees. There is a big uproar from former tennants not being able to find new places to live, and the new owners of the apts not honoring deposit refunds. Apartments that were section 8 are now converting to full pay.
I see many ads on Facebook from families looking for a place to rent. "the universe" seems to be calling many of them. Rooms with shared bathrooms go for $800 to $1,000.
It doesn't help that many homes have been purchased for investment and converted to Airbnb.

Sorry you’re having to go through all of this, Kritter. It’s a long, aggravating process. This isn't an outrageous plan. It's a butt ugly eye sore that totally clashes with the entire neighborhood. It's not even a case of "the house would look good on the right lot and this isn't that lot". Nope. It is Flat. Out. Ugly. It looks like a barn or maybe a city fire department station, complete with huge bays for the fire trucks.

Sorry you’re having to go through all of this, Kritter. It’s a long, aggravating process. After he gets two 90 day "think it over" delays, he will get to build what he wants. According to law, the city council cannot refuse a permit just because nobody else likes it. We are hoping to get the second 90 day delay when we go back after the first 90 day extension expires. I will try and find a pic of this ugly ass building.

The architect is a moron. What he apparently doesn't seem to understand is that if he builds something that blends a little better in the neighborhood, he'd have a larger potential buyer pool and given that neighborhood, he would also probably get a decent bidding war.

OK, I found a pic. Now, picture this barn in a neighborhood of mostly one story ranch style houses originally built in the late 40's to early 50's. A majority have been remodeled but while the outside may have been updated, they have basically kept the same frontage. Several have added a second story but the majority with one exception have built the second story in a recessed style where the second story in hardly visible from the street. Lots of mature heritage trees. This house will take down one heritage tree in the front and one in the back. Current houses have lots of windows with large picture windows in the front. Most have covered front porches. Just typical houses of the ranch style. Siding ranges from stucco to shingle siding with brick accents on several houses. The outside building siding material will be vertical steel panels. There is no other house in the entire multi street neighborhood with steel paneling.

This jerk is a spec house builder that has only had his company for two years. He did not do his homework on this street as it is a high traffic street compared with the neighboring streets. When it is all said and done, he stands a good chance of losing his shirt on this project. We are going to do everything we can to report any building infractions to the city once building gets under way. The house next door to this lot was remodeled about 3 years ago and sold for $625,000 and there was not a hot housing market at that time. It is an amazing house with all the updates and fits right into the neighborhood. They kept the same frontage and expanded to the back adding a couple of rooms and a spectacular kitchen. If it went on the market now, the owner would be deluged with high offers. This is that remodeled house right next door. Has 1934 sq.ft. with estimated sale price now at $742,000.

That definitely is butt-ugly! WTH?
The neighboring house would be priced about $200,000 where I live.
In my neck of the woods, a $725,000 house would be 5 bedrooms and a 3 car garage and HUGE.
